Big Canoe is a private, gated mountain community in the north Georgia mountains, spanning more than 8,000 acres across Pickens and Dawson counties at the southern terminus of the Blue Ridge Mountains. It sits adjacent to Mount Oglethorpe, roughly 50 miles—about an hour's drive—north of Atlanta, between the towns of Jasper and Marble Hill. The community was developed beginning in 1972 by Atlanta developer Tom Cousins of Cousins Properties, working with the Sea Pines Corporation of Hilton Head, South Carolina. The land itself has deeper roots: in the 1830s, hotel owner Samuel Tate's discovery of marble on the property helped launch the Georgia Marble Company. Today Big Canoe is a common-interest development governed by a property owners association rather than a municipality. The landscape defines life at Big Canoe. Three man-made lakes—Petit, Sconti, and Disharoon—anchor the community, with Lake Petit supplying drinking water, and roughly one-third of the property is set aside as parks and wildlife areas. Residents enjoy more than 20 miles of hiking trails, three waterfalls, and heavily wooded, rolling terrain. Amenities are extensive: 27 holes of golf, a clubhouse with dining, a marina, tennis and pickleball courts, swimming pools, a beach club, fitness facilities, and more than 50 community clubs. About 3,000 residents live within the gates, a mix of full-time homeowners, retirees, and seasonal second-home owners drawn to the cool mountain climate and natural setting. Because the community straddles two counties, school assignments depend on the specific location of a home within Big Canoe. Access comes via Interstate 575 and Highway 53 through Jasper to Steve Tate Highway, keeping Atlanta and its airport within reach for residents and weekenders alike.
